Digital building survey: building data scans
Do you manage multiple properties and need a digital surveying solution that is scalable, accurate, and easy to use? Lumoview combines 3D laser scanning with the LumoScanner and drone photogrammetry as an optional module for roof measurements or building envelope modeling.
With Lumoview technology, we set new standards for digital building surveying. You receive precise 3D data at scale—simple instead of complex, fast instead of time-consuming, and seamlessly digitized within the app. This fundamentally simplifies workflows both in the planning office and on construction sites, enabling faster, data-driven decisions.
Digital surveying that grows with your portfolio
With Lumoview's digital measurement system, you can measure thousands of square metres per day. Manual processes on site are simply eliminated, and inspection times are reduced by up to 80%.
This saves you up to two-thirds of the effort.
This is particularly ideal for housing companies, local authorities, energy consultants and facility managers, as well as architects, engineers and builders who need efficient, standard-compliant building digitisation.

Benefits of digital building scans with Lumoview
Digital surveying enables architects, engineers, construction and real estate professionals to achieve a consistent, efficient process, from the initial survey to the final design – with less friction, fewer correction loops and significantly greater planning reliability.
Up to two-thirds less effort
Manual on-site processes become unnecessary, whether it is time consuming verification of structural changes or cross checking outdated plans beforehand. This can reduce the overall project effort by up to two thirds according to estimates.
Up to 80% shorter inspection times
Digital measurement workflows significantly reduce the time required on site. Tenants, businesses, or schools experience fewer disruptions, and you reduce travel and coordination efforts. The result is less organizational overhead, fewer operational interruptions, and faster project starts.
Capture thousands of m² per day
With Lumoview’s digital building scans, multiple buildings and thousands of square meters can be captured in a single day. For service providers managing large portfolios, this makes building digitization significantly more efficient, predictable, and scalable.
100% complete & consistent data sets
Lumoview’s digital sensors eliminate typical human errors such as mismeasurements, transposed numbers, or forgotten dimensions. You receive a reliable data foundation for planning, renovation, property management, leasing, documentation, and funding applications.
Furniture and people automatically excluded
Digital surveying with the LumoScanner automatically filters out furniture and people. This minimizes effort on site, reduces disruption, and ensures GDPR compliant data handling. It is ideal for occupied buildings.
Fully digital workflows from the start
Instead of manual notes, photos, and email exchanges, all data is captured directly and digitally in the Capture App. Buildings can be created, rooms structured, and all building data, models, and scans accessed later in the LumoWorld cloud platform. All data is stored securely, GDPR compliant, and protected against loss.
Unsere Verfahren zum Digitalen Aufmaß
Lumoview offers two products for digital measurement:
1. 3D laser scanning with the LumoScanner, our triple-patented mobile technology for terrestrial 3D laser scanning in interior spaces
2. Drone photogrammetry as an add-on
LumoScanner
Precise indoor measurement
The LumoScanner by Lumoview sets new standards for digital building surveys: at the touch of a button, the handheld 3D laser scanning system captures rooms in just around 2 seconds per scan, up to 10x faster than traditional measurement methods.
It combines state-of-the-art technology in a compact, handheld device. The intelligent combination of powerful hardware with sophisticated sensors and automated software delivers precise reality capture data without the need for calibration or specialist knowledge.
Without the need for a tripod or surveying skills, it delivers highly accurate geometry and building data, hides furniture and people, and even enables 360° infrared images for detecting thermal weak points. These are ideal conditions for planning, renovation projects, energy consulting and digital as-built models.
Drone photogrammetry
Aufmaß aus der Luft
Drone photogrammetry perfectly complements our 3D laser scanning technology.
In cooperation with our partner company Airteam, we use it to enable centimeter-accurate digital capture of façades and roofs without the need for scaffolding, lifting platforms,or incomplete as-built plans.
Within about 15 minutes on site, high-resolution exterior images are captured, from which we generate precise 3D CAD models and complete building envelope models.
Combined with the interior data captured by the LumoScanner, this creates a complete digital twin of the building—the ideal foundation for energy consulting, renovation planning, BIM models, and photovoltaic planning.
Use cases for digital building scans
Digital data capture is used wherever precise, fast and efficient survey data is required and manual measurement with folding rules and tape measures is replaced by digital methods.
In the hands of architects, engineers, builders, energy consultants and facility managers, digital measurement is the key to precise project and operational planning, efficient implementation and seamless documentation.
Classic areas of application are:
- Energy consulting
- Energy-efficient renovation and
- digital building inventories (inventory management).
Lumoview's digital building survey is particularly advantageous for:
- residential buildings and occupied properties, as the LumoScanner automatically hides furniture and people. This reduces the effort required on site and minimises disruption to tenants.
- Housing companies, local authorities, energy consultants, architectural firms and facility management teams that regularly take measurements but need to do so easily, quickly and without specialist knowledge. With the LumoScanner, rooms and buildings can be measured without any prior knowledge, just a short introduction. Lumoview turns surveying from a specialised task into a natural part of the workflow.
- Building applications, grant applications or requests for quotations, because you receive the measurement results immediately.

What is digital measurement?
Digital measurement is the 3D recording of an object's dimensions using modern, digital measurement technologies. Buildings, rooms and other objects are not only measured at specific points, but are recorded as complete geometric measurements and directly converted into a consistent 3D model.
Instruments such as laser measuring devices, 2D and 3D scanners or drones capture lengths, angles and areas; special software automatically stores the data digitally. Digital measurement, also known as 3D scanning, replaces older methods such as tape measures, folding rules or plumb bobs, protractors or spirit levels.
What are the advantages of digital measurement over manual measurement?
Digital measurement is revolutionising traditional building surveying in terms of precision and efficiency. Here are the advantages at a glance:
Modern laser scanners measure with the highest precision and eclipse traditional, error-prone methods. They combine all the functions of outdated analogue tools in a single system, rendering them obsolete, from folding rules, tape measures, plumb bobs and hose levels to mechanical protractors, bevels and classic spirit levels to optical levelling devices without a digital interface.
Legally compliant
Errors caused by manual processes when recording or transferring data, such as illegible or rough sketches, measuring with improvised templates, working with old, incomplete paper inventory plans or transposed numbers, are avoided.
Automatic documentation creates a reliable basis for billing and verification.
Digital building surveying is significantly faster than traditional methods, as both the measurement methods and documentation are automated and results are available in real time.
Data is stored digitally and can be used immediately by the entire team, e.g. via an app. This simplifies documentation and data processing. Instead of written notes, manual photos, email correspondence and paper chaos, all data is automatically transferred and stored digitally without media discontinuity.
