3D CAD models
We carry out a precise room-by-room survey of your building using 3D laser scanning. As an optional extra, we can also document the building envelope using drone surveys. We use the survey data to create a precise as-built 3D CAD model. The model is available in various levels of detail (LOD) and can be flexibly adapted to your specific requirements:
- The simplified 3D CAD model (Level 1) is based on standardised elements with simplified geometry. It focuses on the space-defining elements and deliberately avoids unnecessary complexity. Ideal for energy simulations, energy consultations, facility management and initial renovation planning work such as cost calculations.
- The architectural 3D CAD model (Level 2) is supplied with precise dimensions and room designations. It models components such as doors and windows in their as-built condition. Suitable for architectural planning and scan-to-BIM workflows.
- The customized 3D CAD model (Level 3) is a highly detailed model tailored precisely to client-specific requirements, including textures, detailed furnishings, simple materials and building services upon request. Suitable for the most demanding individual requirements.

Detailed interior and exterior modeling, including doors, windows, stairwells and roof structures. Depending on the level, additional elements may be included, ranging from radiators to optional building services equipment (TBE).

2D plans: floor plans, sections, views
We survey your building room by room using 3D laser scanning. Using the scan data, we create precise 2D plans, including floor plans, views and sections – either as new drawings or as updates to existing plans. Depending on the intended use, these are available in three levels of detail:
- The overview plan (Level 1) provides a clear, concise representation of the room layout with windows and doors, without dimensions. Ideal for letting and property management.
- The architectural plan (Level 2) is a detailed architectural floor plan with dimensions and area calculations in accordance with DIN 277 and WoFlV. The standard for planning and facility management.
- We create a customized plan (Level 3) individually to your requirements, including building services, furnishings, hatching and specific area
- calculations. For the highest planning standards.
Scope
Floor plans, 4 views and 2 building sections as standard. Includes doors, windows, wall thicknesses, room labels and area calculations. Depending on the package, this may also include radiators, building services and a furniture layout plan.

Roombook
We survey your building room by room using 3D laser scanning. From the measurement data, we create a digital room index: a structured list of all rooms and floors in your property, complete with all relevant attributes.
Area calculations are carried out in accordance with DIN 277, WoFlV or GIF standards. Depending on the intended use, these are available in three levels of detail:
- The overview list (Level 1) provides an overview of rooms by property and floor, including basic details and floor area calculations in accordance with DIN 277 or the WoFlV. Ideal for a quick overview of the property portfolio and for letting.
- The detailed list (Level 2) provides a combined floor area calculation in accordance with DIN 277 and WoFlV. Suitable for administration and quick cost estimates for refurbishments.
- We produce the customized list (Level 3) individually to your requirements – including specialised standards (ÖNORM, SIA), structural fittings and building services components. For the most demanding planning requirements.
Scope
Overview by property and floor, including room designations, floor areas, room heights and usage codes; depending on the level, supplemented by fitting features such as floor coverings, radiators and other technical elements.

Building envelope model
Using drone photogrammetry, we capture your building seamlessly from the air – precisely, without scaffolding or site visits. Our AI analyses the image data, automatically identifies the relevant building components and distinguishes between materials. The result: a precise 3D model of the building envelope with exact areas, material classification and orientation by
cardinal directions. Ideal for energy consultancy, individual renovation roadmaps (iSFP), grant applications (BAFA/KfW) and building physics simulations.

What is CAD modeling in architecture?
CAD (Computer-Aided Design) refers to the computer-assisted creation of technical drawings and building models. CAD modeling thus addresses the challenge that up-to-date, reliable plan data is often lacking for existing buildings.
Definition: From point cloud to CAD architectural model
The starting point for any as-built modeling is real measurement data. The building is digitised room by room using 3D laser scanning. The result is a point cloud – millions of individual measurement points that represent the exact geometry. This point cloud is used to create a so called as-built model: a dimensionally accurate digital representation of the building exactly as it was actually constructed. This also includes deviations and structural features that are often missing from old plans. Depending on the project requirements, this model is processed into a 3D CAD model, 2D plan, room book or building envelope model, thus forming the basis for Building Information Modelling (BIM) and digital as-built documentation.
What software is used for CAD modeling?
Lumoview works with the industry standard: Autodesk Revit as 3D architectural software for Building Information Modelling (BIM) and AutoCAD as a tried-and-tested CAD drawing programme for precise 2D plans. The key difference from traditional providers: you do not need to own or know how to use this software. The raw data from the 3D scan is first processed automatically on our LumoCloud platform. We then finalise the model in Revit or AutoCAD. You receive your finished data in
CAD-system-specific data formats (RVT, DWG) and CAD-system-neutral formats (IFC, PDF), without the need for your own licences or training.
