Overview plan (Level 1)

Our 2D plan creation includes the creation of new plans and the precise updating of existing  plan documentation in three specialised levels of detail.

Technical details and component recording 

Our scope of services covers the recording of all essential components. This includes windows,  doors and balconies. Depending on the level of detail selected, we supplement the plans with  specific radiators, building services elements and points of interest (POIs). Furnishing plans are available as an option from Level 2 onwards and are an integral part of  plan creation in Level 3 (Customised).

To ensure seamless integration into your existing workflows, we provide the data in the common  industry standards:

  • Documents: PDF (for authorities, reports and printing) 
  • Image formats: JPG (for exposés and simple visualisations)

Other formats are available on request. This allows you to easily share your data with your  team, even without special software.

In addition to the graphical representation, we offer supplementary data-based evaluations  derived directly from the digital measurement data. These are used for the precise calculation of  renovation costs or detailed management: 

  • Detailed quantity structure: A tabular list of all relevant components and areas. This  includes the exact number of rooms, specific component dimensions (windows,  doors, balconies) and the calculation of wall areas. 
  • Room book (XLSX/PDF): A structured overview of the property and floors. In  addition to the surface areas, room heights and technical elements such as  radiators are also recorded here. 
  • PV add-on: Provision of relevant planning data for photovoltaic systems, including  roof geometry and solar radiation in industry-standard formats.

How long does it take to create the 2D plan? 

The time required for creation depends on the selected level of detail as well as the size and complexity of the property. Please contact us to discuss your specific requirements.

Which level of detail is right for me? 

The overview plan (Level 1) is right for you if you need your plan for administrative purposes  and simple visualisation. The plan includes windows and doors, but no dimensions or  furnishings. 

The architectural plan (Level 2) is the right choice for you if you want to use your plan for  consulting and information purposes or in facility management and consulting. You will receive  an architectural floor plan with dimensions and room stamps with area calculations in  accordance with DIN 277 and the Living Space Ordinance (WoFlV). 

Choose the customised plan (Level 3) for highly complex planning purposes. It is individually  tailored. This level includes hatching and special requirements; furniture is shown as an option.

In which formats will I receive the plans? 

We deliver your 2D plans in common formats, including DWG, PDF and JPG, as well as  others on request.

What is a 2D plan vs. a 2D floor plan? 

The 2D plan is a generic term. It contains drawings that represent an object on a flat plane (x  and y axes). These include floor plans, sectional plans, views (facades) and site plans. 

The floor plan is a subcategory of the 2D plan. It is a specific type of 2D plan that represents a  horizontal section through a building, a top view from above without a roof, so to speak, to show  the room layout.

Sections complement the horizontal view with a vertical perspective. While the floor plan cuts through the building horizontally, a section shows the house "opened up" from top to bottom. It is essential for showing room heights, ceiling thicknesses and the construction of the roof and staircases in vertical profile.

What information should be included in a 2D floor plan? 

A complete 2D floor plan usually includes the external dimensions, wall thicknesses and the dimensions and positions of windows and doors. Rooms are specified with their area in square metres, e.g. "living room". Furthermore, 2D floor plans distinguish between load-bearing and non-load-bearing walls and indicate door opening directions and stairs. In sanitary areas, fixed installations such as toilets, showers and washbasins are included. In addition, floor height and parapet height are specified for windows. Floor plans are usually created on a scale of 1:50 or 1:100.

The central basis for representation in construction drawings is DIN 1356-1. It specifies how architects and engineers must design floor plans, sections and views in a uniform manner.

What is a 2D view?

A 2D view is a two-dimensional representation of a building from a specific side, i.e. the vertical  representation, the side view. Unlike the floor plan, which shows the view from above, the 2D  view shows the object from the side, i.e. as it would be seen by someone standing in front of it.  The 2D view shows the exterior design, the shape of the roof and the position and height of  windows, doors and balconies.

Can Lumoview update existing plans? 

Yes, Lumoview can both create new 2D plans and accurately update existing plans. We bring outdated or inaccurate existing plans up to date and create a reliable, up-to-date data basis for administration, planning or renovation. The update is based on the measurement data digitally recorded with the LumoScanner. This enables us to precisely correct deviations from the old plans.

Can I convert a 2D floor plan into 3D? 

With Lumoview, the path to a 3D model is always open. Since our 2D plans are based on  highly accurate digital measurement data, they form the ideal basis for later expansion. You  can request a detailed 3D CAD model at any time, built perfectly on top of your 2D data. This  allows you to remain flexible: start with efficient 

2D documentation and simply add the third dimension as needed for complex planning or BIM  projects.

What should I prepare for an enquiry? 

The following information will help us to provide you with an accurate quote for your 2D  plans: 

  • Area specification: The approximate size of your property in square metres (m²) ● Type of data acquisition: Would you like to use Lumoview's scanning service or carry  out the data acquisition yourself using the LumoScanner in a DIY process? ● Required plan types: Do you only need floor plans or also facade views  and building sections?
